Creek Lodge

This project saw the demolition of the previous house and construction of the replacement. The new house has seven bedrooms, of which five are ensuite, kitchen, dining room, two living rooms, utility, office and plantroom.

Sustainable aspects of the project

Timber frame: This is a timber framed house. The external wall construction is a softwood FSC timber frame with 100mm insulation between the studs. We installed an additional 50mm of Celotex insulation fitted across the face of the walls and ceilings to improve the thermal efficiency of the building and reduce the cold bridging of the studwork.

The external walls are clad in Western Red Cedar. This was left raw and unfinished and over time will weather, this natural product has a long life span and is maintenance free.

Windows: The external windows and doors are thermally broken aluminium with triple glazed units, selected for their appearance and performance. The windows were supplied with a protective coating against salt and sea air, as Creek Lodge is in an exposed coastal location. This coating will reduce overall maintenance and improve the longevity of the windows.

We installed Velux Cabrio windows in the roof. They open into a balcony giving a magnificent view of the countryside.

The Brise Soleil shading was made on site from Western Red Cedar rather than metal so that it harmonised with the cladding.

Heating and hot water: We installed PV panels on all available south facing roofs (shown in aerial photo). In addition these panels were integrated into the heating system so excess electricity heats the hot water cylinder. We proposed these panels for their low impact on visual appearance as they blend with the natural slate roof.

We installed a Ground Source Heat Pump (28kw output-will heat whole house), smart lighting and triple glazed aluminium windows.

Battery storage: We installed two Tesla house batteries, so any spare electricity from the PV array can be store for use later.

Smart technology: At the client’s request we supplied and installed Z-wave ‘smart’ switch gear to the lights, heating controls, and electronic blinds, allowing the house’s systems to be accessed and controlled remotely.

Garden conservation: Through careful site planning we were able to leave most of the established garden untouched.
