Rose is proud to announce the acquisition of the Former Suffolk Coastal offices on Melton Hill, Woodbridge from East Suffolk Council.

Rose have put together a highly skilled team of architects and consultants that will finally ensure the former council offices are redeveloped. The aim is to create a residential development that will meet the needs of Woodbridge residents and enhance the town.

King’s View will comprise of a mixture of stylish apartments and houses, set within landscaped grounds that will make the location a wonderful place to live.

Design Progress and Community Feedback

Since our recent exhibitions, we’ve been actively refining our designs, integrating valuable insights from engineers, architects, local residents and council feedback. Although there has been limited visible progress on-site, a tremendous amount of design work is happening behind the scenes to ensure we create a high-quality and visually striking development.

 

Planning Submission Timeline

We anticipate submitting our final designs and planning application early next year.

We would like to invite you to our upcoming public exhibition on the redevelopment plans for the former council offices. We anticipate that this will be our final exhibition before we submit our plans for planning approval.

Following our previous exhibitions, we have continued refining our project designs based on feedback from our engineers, architects, and local residents. Furthermore, we have consulted with the council to obtain their technical and architectural insights on the drawings. We are now eager to share and discuss these updated designs with you.

The exhibition is on: Tuesday 26th March 2024 from 2pm to 8pm at Woodbridge Town Football Club, Nottcutts Park, Fynn Road, Woodbridge, IP12 4LS.

Due to the amount of design work required to ensure we deliver a viable, safe and attractive scheme, our project timetable has inevitably been pushed back. This means we will be deferring our third public exhibition and planning submission until early next year.

This is a highly sensitive and complex scheme to deliver and has a number of factors we are considering. Whilst no physical building work is happening, behind the scenes there continues to be a vast amount of design, reporting and technical work being carried out.

We thoroughly appreciate that the residents of Woodbridge would like to see progression of the site. We are working hard to ensure this happens, but the upmost due care and attention is needed to effectively deliver a scheme of this nature.

Further information about our next public exhibition will be released early next year.

1st August 2023


Phase 1 of our demolition of the former SCDC offices has successfully been completed and now paves the way for the second phase to start towards the end of the year.

As we alluded to in our last update, there is a vast amount of design work being undertaken behind the scenes, to ensure we deliver a viable and striking development.

Due to several recent changes to both the Building Regulations and the introduction of the Building Safety Act we have needed to review our designs to ensure these changes have been considered.

We are close to submission of our final designs, but we may well undertake one more Public exhibition, so the local community have an opportunity to review. Further details of this will be distributed in due course.

We are committed to delivering an exceptional development for Woodbridge and look forward to its progression.

21st March 2023


Phase 1 of the demolition of the former SCDC Offices is now well under way. The team at Northeast Demolition UK Ltd have been busy despite the recent weather and are on course to complete the first phase of works by the end of April.

Phase 1 of our demolition plan includes the removal of the rear and side extensions, with Phase 2 starting later in the year. The second phase will see the removal of the buildings facing onto the Thoroughfare.

Whilst progression is being made onsite, a vast amount of work is being done behind the scenes, to ensure the designs and layout of the development are fit for purpose; durable; and bring delight. We are currently actively engaged with the council following our recent Pre-application where plans which have evolved with community involvement were submitted. We hope to be able to submit our detailed planning application in the Spring and to start construction later this year. Our first occupations are now anticipated to be in 2025.

10th November 2022


We wish to inform you that demolition on the site at the former SCDC Offices will begin on Monday 14th November 2022. There will be a few days setting up the site in preparation before the dismantling works begin.

We anticipate that works will be completed approximately by the end of April 2023.

Please note that these works will only cover demolition and other investigative work for now, as part of the previous planning permission for redevelopment of the site. New designs are still being prepared and will be submitted to the council for approval in early 2023.

The demolition works will be carried out by Northeast Demolition UK Ltd, who are approved members of the National Federation of Demolition Contractors. They will be acting as Principal Contractor during this time and have the full approval of the Health & Safety Executive and East Suffolk Council for their work.

It was another busy Public Consultation for our King’s View development in Woodbridge last week, with over 250 people attending.

We were pleased that generally people were supportive of the new design ethos of the project. The comments received from the first exhibition have influenced the latest draft designs.

We can’t wait to progress the development to the next stage and deliver these beautiful homes.

Key changes include:

  • moving one of the key blocks further away from the boundary
  • more detail on window positions
  • more car parking spaces
  • more traditional styling to frontage buildings
