We are delighted to be assisting Essex Housing in redeveloping the former Adult Community Learning college at Rocheway, Rochford

The scheme being delivered on the 2.6 acre former school site consists of:
• Phase 1: Fourteen three and four-bedroom family homes branded as ‘College Gardens’. Phase 1 also serves as an enabling development for phase 2, providing road access and infrastructure for utilities.
• Phase 2: A 60 unit Independent Living for Older People (ILOP) scheme (50% affordable and 50% private) to help meet housing needs in the locality for older people and deliver revenue savings to ECC.

A number of Essex based firms have contributed to this project including ourselves. This includes Stanley Bragg (architects in Chelmsford) ; Oxbury Chartered Surveyors (employer’s agent in Chelmsford). College Gardens has been designed to appeal to families, with each home featuring contemporary living spaces finished to a high specification, including kitchens with integrated appliances and a 10-year NHBC warranty. Outside, each property includes a generously sized, landscaped garden to the rear as well as garage or car port.

Sustainability is a key focus of College Gardens, in line with Essex County Council’s commitment to make climate change a central pillar of all it does and to achieve net-zero by 2050. Homes feature photovoltaic (PV) panels, highly efficient thermal triple glazing to reduce heat loss and electric vehicle charging points. To date, 94.7% of waste has been recycled with 5.3% sent to an energy recovery plant.

College Gardens has been under construction since July 2020. Units have been advertised for sale from 18th June through Abbotts estate agents. To date there has been strong market interest with over 40 viewings of the show home in the first fortnight.
